The costs related to the credit investigation and verifications carried out in connection with the application shall be borne by the TENANT. If the application is accepted by the LANDLORD, the TENANT may deduct from the first month's rent an amount equivalent to the investigation fees paid.

The dwelling shall be used exclusively for residential purposes. No commercial or professional activity involving, in particular, receiving clients, storing merchandise, or creating nuisances may be carried out without the LANDLORD's prior written authorization and subject to the condominium regulations.

Smoking or vaping inside the dwelling is strictly prohibited, including tobacco, cannabis, or any other substance. The consumption of cannabis by combustion or vaporization is also prohibited inside the dwelling.

The TENANT must also comply at all times with the declaration of co-ownership and the building regulations applicable to the rented unit.

Cats and dogs are permitted (maximum 20 lbs).

The TENANT agrees not to install wallpaper or apply dark-coloured paint to the walls of the dwelling without the LANDLORD's prior written authorization. It is also strictly prohibited to paint, stain, varnish, or otherwise alter the exposed beams and woodwork on the ceiling.
